Grey structure and finishing for a young family on a fixed bill of quantities. The number on the contract was the number on the final invoice.
The brief
A couple building their first home on a 10 Marla plot, with a budget they were not willing to see grow halfway through. They had been quoted by three contractors and each quote had a line that said “approximately”.
What we engineered
- A two-page bill of quantities with every brand named: Mughal steel, Bestway cement, first-class bricks from a tested kiln, and a finishing schedule itemised room by room.
- Strip foundations sized from a soil test rather than assumed, which saved concrete compared with the “standard” footing most contractors pour.
- A rooftop room and a staircase designed so the roof can carry a future solar array.
How it ran
Payments were tied to seven milestones. Nothing was invoiced before the client could see it on site. Concrete cube results for every slab were included in the weekly report.
The result
Handed over in nine months at the contract price. The client’s parents engaged HashBuy for their own renovation the following year.
