What it is

Grey structure is where a building is won or lost. HashBuy engineers design and build the foundation, columns, beams, slabs, brickwork and plaster to tested drawings, with materials verified on site and every pour signed off by a resident engineer.

Who it is for: Plot owners who want a structure built right, with or without finishing later.

Scope

What grey structure includes.

  • Soil investigation and foundation design (strip, raft or pile as required)
  • Structural drawings stamped by a PEC-registered engineer
  • Excavation, termite treatment and damp-proof course
  • RCC columns, beams, slabs and stairs in Grade 60 steel and tested concrete
  • Brick or block masonry to BS/ASTM tolerances, with lintels and sills
  • Internal and external plaster, roof treatment and parapet
  • Plumbing, electrical and sewerage conduits embedded in the structure
  • Boundary wall, gate frame, underground water tank and septic tank

Step by step

How the work unfolds.

  1. 01

    Survey and soil test

    The plot is surveyed and a soil report decides the foundation type before a single drawing is made.

  2. 02

    Design and approvals

    Architectural and structural drawings are prepared, then submitted for society or LDA/CDA approval.

  3. 03

    Foundation

    Excavation, PCC and reinforcement checked against drawings, then the pour, cured for the full schedule.

  4. 04

    Frame and masonry, floor by floor

    Columns, slabs and walls rise with lab-tested concrete cubes for every pour.

  5. 05

    Plaster and handover

    Plaster, roof waterproofing and a line-by-line inspection against the bill of quantities.

About grey structure

Which materials do you use for grey structure?

The bill of quantities names the brands: typically Mughal, Amreli or Agha steel; Bestway, DG or Maple Leaf cement; first-class bricks tested for compressive strength. You can upgrade or substitute any item before signing.

Do you provide the structural design?

Yes. Our in-house structural engineers design the foundation and frame, and the drawings carry the stamp of a PEC-registered engineer. If you already have drawings, we review them before quoting.

How is payment structured?

Milestone-based: a mobilisation advance, then payments on foundation, each slab, masonry and plaster. You never pay ahead of work you can see.
