What moves the number

Six things that change the cost.

  1. 01

    Covered area, not plot size

    Cost follows the square feet you build, across all floors. A 10 Marla plot with a basement costs more than a Kanal plot with a single storey.

  2. 02

    Finish grade

    Finishing is where budgets diverge. Standard, premium and luxury can differ by two to three times for the same structure.

  3. 03

    Soil and foundations

    A high water table or weak soil means a raft or piles instead of strip footings. The soil test tells us before we quote.

  4. 04

    Basements and long spans

    Basements need retaining walls and waterproofing; column-free halls need deeper beams or post-tensioning.

  5. 05

    Location

    Material transport, society rules on working hours and labour availability vary between Lahore, Islamabad and Karachi.

  6. 06

    Timing

    Steel and cement prices move. A fixed-price contract locks them for the contract period.

How much does it cost to build a house in Lahore?

In 2026, grey structure runs roughly PKR 2,900 to 4,400 per sq ft and finishing from PKR 2,600 to 7,500 per sq ft depending on grade. A 10 Marla house with standard finishes is typically PKR 2.2 to 2.8 crore all-in. Use our estimator for a range tailored to your plot.

How are payments scheduled?

Milestone-based. A mobilisation advance, then payments tied to visible progress: foundation, each slab, masonry, plaster, and finishing stages. You never pay ahead of the work.

Are there hidden charges?

No. The contract lists everything included and the few things it does not (for example, utility connection fees charged by the authority). Any change you request is priced and approved before it happens.

Do prices change if material costs rise?

Not for the contract period. Our fixed-price contracts carry the material risk for the agreed schedule. Only client-requested changes or extensions beyond the agreed period are repriced.
