Getting started

How do I get a quotation?

Use the estimator on this site for an instant range, then send us your plot details and drawings (if any). We visit the site, confirm the scope and send a bill of quantities with a fixed price within 7 working days.

Do you build outside Lahore?

Yes. Our head office is in Lahore and we run projects in Islamabad, Rawalpindi, Karachi, Faisalabad, Multan, Gujranwala, Sialkot and Peshawar with resident engineers posted to each site.

Can you work with my own architect’s drawings?

Of course. We review the drawings for structural and buildability issues, flag anything that needs attention, and quote from them.

What approvals do I need before construction?

Society or authority-approved drawings and a construction permit. We handle the preparation and submission as part of every turnkey and most grey structure projects.

Money

How much does it cost to build a house in Lahore?

In 2026, grey structure runs roughly PKR 2,900 to 4,400 per sq ft and finishing from PKR 2,600 to 7,500 per sq ft depending on grade. A 10 Marla house with standard finishes is typically PKR 2.2 to 2.8 crore all-in. Use our estimator for a range tailored to your plot.

How are payments scheduled?

Milestone-based. A mobilisation advance, then payments tied to visible progress: foundation, each slab, masonry, plaster, and finishing stages. You never pay ahead of the work.

Are there hidden charges?

No. The contract lists everything included and the few things it does not (for example, utility connection fees charged by the authority). Any change you request is priced and approved before it happens.

Do prices change if material costs rise?

Not for the contract period. Our fixed-price contracts carry the material risk for the agreed schedule. Only client-requested changes or extensions beyond the agreed period are repriced.

Quality and time

Who supervises the site?

A HashBuy resident engineer is on site every working day, backed by a project manager and a quality and safety manager who audits weekly. Our founder reviews every structural drawing.

How do you test materials?

Concrete cubes from every pour are crushed at 7 and 28 days in an accredited lab. Steel comes with mill certificates and is sample-tested. Bricks are crush-tested per delivery. Results appear in your weekly report.

What happens if you are late?

Our contract includes a delay clause with a daily penalty paid by HashBuy. Weather, force majeure and client-caused delays are the only exclusions, and they are defined in writing.

What warranty do you give?

Twelve months on finishes and workmanship, and a long-term structural warranty on the frame and foundations, backed by a named engineer you can call.

Investing

What is the minimum investment?

Our build-to-sell partnerships typically start at PKR 2.5 million. Land joint ventures require a plot in a HashBuy-approved location rather than cash.

How are my funds protected?

Every project is a registered agreement with defined milestones. Funds are held in a dedicated project account, releases are approved by an independent quantity surveyor, and you receive monthly reports.

Can overseas Pakistanis invest?

Yes. We work with Roshan Digital Account holders and non-resident investors regularly, and all documents can be executed remotely through a power of attorney.

Are returns guaranteed?

No, and you should be wary of anyone who says otherwise. We publish indicative ranges from completed projects and explain the assumptions behind them before you commit.
